What’s this job title, turning old buildings into nightclubs?

I just bought a dvd of one of my favorite movies. Unlawful Entry with Kurt Russell and Ray Liota. In it, Kurt plays a kind of entrepreneur who buys up old stores, theaters etc and makes them into nightclubs. What exactly would this job be called?

It’s not a job. It’s simply a choice of going into business for yourself. A contractor could do this by subbing out all the work to subcontractors.

One might call this type of occupation real estate speculation.
